Overpricing minimizes offers, limits buyers, and lowers prospects and showings.
De-cluttering is a very important part of listing your home. If you are planning moving, why not get rid of any junk now so that your home appears larger? Homes that are really clean and free of odors sell much faster than those that are not.
When your home is being shown treat pets to a stroll. Many people are afraid or allergic to animals. By moving them, buyers won’t feel hurried or nervous. Turn off television or loud radio. Potential buyers can look at your home quietly without distractions.

- Advertise in the Real Estate Book every publication.
- Advertise in Home Search.
- Advertise in the Real Estate Weekly centerfold twice a month with distribution of over 500,000 readers.
- Advertise a photo of your home in the Real Estate Weekly every quarter with distribution of over 500,000 readers.
- Obtain a virtual tour and connect to the internet.
- Advertise your property on the internet.
- Bulk mail Just Listed cards to the surrounding area.
- Make you completely aware of the various methods of financing that your buyer may want to use.
- Follow up on the salespeople that have shown your home to their prospective buyers and relay the feedback to you.
- Deliver a copy of the Multiple Listing for your approval, also copy of all advertisements that may have been published.
- Regularly collect any business cards left at your home and follow up with the agents’ feedback about your home.
- Present all offers to you promptly.
- Coordinate all details of settlement with the closing attorney, including arranging for termite and any other necessary inspections.
- Represent you during the presentation of all offers by agents and help you in negotiating the best possible price and terms on your home.
- Handle all follow up and keep you informed after the contract has been accepted on all closing procedures.
- Deliver your check the day after closing.
